Once you have made your booking, our agreement is a legal contract and you agree to our terms and conditions below.

The price is for accommodation only. Extras will be listed on your booking confirmation.

A 50% deposit is payable at the time of booking. The booking is provisional until a deposit has been paid. The balance due 30 days prior to arrival. Bookings are confirmed via email.

Cancellation up to 30 calendar days prior to arrival then the deposit will be refunded in full, less any incidental expenses that may have been incurred by us. I.e. Cancellation outside of the 30 day period means you will get a full refund – 0% cancellation fee.

Cancellation within 30 calendar days of arrival then the full booking amount will have been paid and will not be refunded. I.e. Cancellation within the 30 day period means the full balance is lost – with 100% cancellation fee.

All credit / debit card transactions are secure and no data collected is offered to third parties. All transactions comply to the relevant legal requirements at the time of the transaction. 

We would only cancel your stay if the cottage was unavailable for reasons beyond our control. We would however attempt to find you alternative accommodation, if we were unable to find suitable accommodation our liability would not extend beyond this point.

Your cottage will be ready for you from 2pm on the day of arrival, unless otherwise arranged. We may not be able to let you into your cottage if you arrive earlier than the agreed time, as we will be busy preparing your accommodation. However, you may drop off your bags and collect your keys at an earlier time by prior arrangement.

Please let us know if you are arriving later than 6:30pm.

It would be appreciated if you can please advise us of your expected arrival time – on the morning or day before.

Please have vacated the cottage by 11:00am – unless otherwise arranged.

We allow well behaved dogs by prior arrangement.
• You’ll need to bring a dog bed, blankets and towels for your pet.
• For the consideration of other guests, please do not allow pets on the furniture or in the bedrooms.
• To help keep the cottage in pristine condition, please dry wet pets outside or in the hallway if the weather is poor.
• You’ll find doggy poo bags in the kitchen – please use them. Always clean up after your dog.
• Dog hairs and some muddy footprints are inevitable, however, weeing, clawing and chewing which causes damage to our
furnishings spoils the lodge for future guests and will have to be paid for by the yourself. We reserve the right to ask poorly behaved
dogs or owners to leave.

There is a no smoking policy in force for the cottage.
There is a fire alarm system in operation and if this is set off by guests smoking anywhere in the cottage you will be asked to leave and forfeit any monies paid, this is non-negotiable.

Please take care when staying, we ask you to report any incidents when they occur. We do not normally charge for minor breakages, but we may charge you for repair if the damage or breakage is significant.

In the event of any items being left and you would like them sending on, postage will be calculated plus our time in retrieving and packing the item. Postage and our time will be payable by yourselves.

We do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Insurance cover is set in place to cover your belongings for up to £2,500.

Any data collected during the course of this booking will be stored on our computer. With your permission we may from time
to time contact you about promotions and offers. We will not share your details with any third party.
